Miami’s Top Branded Residential Developments to Watch beginning 2027.

Miami has become one of the most important markets in the world for branded residences. The city’s newest developments are no longer defined only by architecture, waterfront views and luxury finishes. Today’s buyers are also purchasing a lifestyle associated with internationally recognized hotel, culinary, fashion, automotive and wellness brands.
According to The Real Deal, Greater Miami has approximately 55 additional branded residential projects in development, placing it behind only Dubai in the global branded-residence pipeline.
From Mandarin Oriental and St. Regis to Bentley, Dolce & Gabbana and Pagani, these projects are reshaping Miami’s skyline—and changing what luxury buyers expect from their homes.
Here are the most significant branded residential developments currently under construction or actively planned throughout Miami, Miami Beach and the surrounding waterfront communities.
1. The Residences at Mandarin Oriental, Miami
Location: Brickell Key
Anticipated completion: Approximately 2030
Brand: Mandarin Oriental
The Residences at Mandarin Oriental may become the defining ultra-luxury development of Brickell Key.
Developed by Swire Properties, the project occupies approximately five waterfront acres at the southern tip of the island. The redevelopment will include two towers: a residential tower and a second tower incorporating the new Mandarin Oriental hotel, private residences and hotel residences.
The residential tower will offer more than 200 private homes, including expansive two- to five-bedroom residences and exceptional duplex penthouses. The architecture is by Kohn Pedersen Fox, while interiors are being created by Parisian designer Tristan Auer.
Beyond its residences, the scale of the property is extraordinary. The development is expected to offer approximately 160,000 square feet of indoor and outdoor amenities, multiple swimming pools, waterfront gardens, private dining, wellness facilities and the highly personalized service for which Mandarin Oriental is known.
What makes this project especially compelling is its location. Brickell Key provides privacy, security and a peaceful island environment while remaining within walking distance of Brickell’s financial district, restaurants and shopping.
The project has already demonstrated significant demand at the top of the market, including two duplex penthouses reportedly placed under contract for approximately $49.9 million each, at a record breaking $6,000/SQFT.
Best suited for: Buyers seeking privacy, large residences, resort-level service and one of Miami’s most irreplaceable waterfront locations.

2. The St. Regis Residences, Miami
Location: South Brickell
Anticipated completion: 2027
Brand: St. Regis
The St. Regis Residences is being developed directly on Biscayne Bay at 1809 Brickell Avenue, in the quieter and more residential section of South Brickell.
The approximately 50-story tower is expected to contain around 152 residences. Floor plans range from spacious two-bedroom homes to large penthouses and private villas. The building is designed by Robert A.M. Stern Architects, one of the most respected traditional architecture firms in the United States, with interiors by Rockwell Group.
Unlike many branded developments, St. Regis Miami is planned as a residential-only property without a hotel component. This gives residents the benefit of St. Regis service while preserving a more private atmosphere without transient hotel guests.
The lifestyle will include signature St. Regis butler service, private dining, a residents-only restaurant, wellness facilities, pools, guest suites, entertainment spaces and direct access to the bay. Its architecture is designed to feel elegant and timeless instead of following a temporary design trend.
South Brickell is also an important part of its appeal. Residents will be minutes from the heart of Brickell while enjoying a calmer waterfront setting near Key Biscayne, Coconut Grove and Coral Gables.
Best suited for: Primary residents and second-home buyers who value timeless architecture, larger floor plans, bay views and traditional five-star service.

3. The Ritz-Carlton Residences, South Beach
Location: 1671 Collins Avenue, Miami Beach
Anticipated completion: 2028
Brand: Ritz-Carlton
The Ritz-Carlton Residences, South Beach will be one of the most limited and exclusive new oceanfront offerings in Miami Beach.
The development will include only 30 private residences, described as “beach houses in the sky.” It is being created on the historic sites associated with the Ritz-Carlton and Sagamore hotels, placing owners directly on the ocean and within walking distance of Lincoln Road, restaurants, hotels and South Beach nightlife.
Homes will range from one-bedroom residences to expansive multi-bedroom homes and duplex penthouses. Many will feature generous terraces, private pools and panoramic views of the Atlantic Ocean and Miami Beach.
The project will be entirely residential, meaning owners receive Ritz-Carlton services without sharing their residential amenities with hotel guests. Culinary programming is expected to feature Michelin-starred chef José Andrés.
With only 30 residences and an irreplaceable oceanfront address, this development should appeal to buyers who value scarcity as much as the brand itself.
Best suited for: Trophy-property buyers seeking an oceanfront residence, highly personalized service and the energy and walkability of South Beach.

4. Casa Cipriani Miami Beach
Location: 3611 Collins Avenue, Miami Beach
Anticipated completion: Approximately 2029
Brand: Casa Cipriani

The proposed oceanfront development is expected to include only 23 luxury residences, a 40-room boutique hotel and a private Casa Cipriani club. The 17-story building is being designed by architect Brandon Haw with a style intended to respect Miami Beach’s historic Art Deco character.
Residents are expected to enjoy private dining, in-residence catering, beach service, a swimming pool, spa, fitness center and access to the Casa Cipriani club environment.
The appeal is not simply the physical building. Casa Cipriani has created an international social and hospitality experience associated with discretion, personalized service and a highly curated membership community.
With residences reportedly beginning around $25 million, this project is positioned for the highest end of the market.
Best suited for: International buyers who value privacy, social access, exceptional food and a boutique oceanfront experience.
5. Rosewood Residences at The Raleigh
Location: 1775 Collins Avenue, Miami Beach
Anticipated completion: Approximately 2027
Brand: Rosewood
The Raleigh is one of Miami Beach’s most important historic hotel properties. Its transformation will combine the restoration of the original Art Deco hotel with a new oceanfront residential tower managed by Rosewood.
The three-acre property includes approximately 220 feet of ocean frontage. Plans call for a restored 60-room Rosewood hotel, a private members’ club and a new 17-story tower containing only 44 residences.
Renowned designer and architect Peter Marino is overseeing the design. The project will preserve important elements of The Raleigh, Richmond and South Seas hotels while introducing a modern residential component with floor-to-ceiling windows, large terraces and direct ocean views.
Rosewood is known for creating properties that reflect the culture and history of their locations. That approach is especially appropriate here because buyers are purchasing both a new luxury residence and a piece of Miami Beach history.
Best suited for: Buyers attracted to historic architecture, boutique hospitality, beachfront living and a sophisticated rather than flashy luxury experience.

Its Downtown location places residents near Bayfront Park, Miami Worldcenter, Kaseya Center, the Pérez Art Museum, Brickell and the future redevelopment occurring throughout the urban core.
Waldorf Astoria is best viewed as a landmark investment. Buyers are not only purchasing a branded residence; they are purchasing within a building expected to become an immediately recognizable part of Miami’s skyline.

The residences are intended to be delivered turnkey with highly stylized interiors, statement materials and multiple design palettes. This is not intended to be a quiet or understated project. It is designed for buyers who connect with the fashion house’s expressive identity and want their residence to make a strong visual statement.

Which Branded Residence Is the Best Investment?
There is no single project that is right for every buyer. The strongest choice depends on the buyer’s objectives.
For long-term prestige and scarcity, I believe the projects to watch most closely are:
- The Residences at Mandarin Oriental on Brickell Key
- The St. Regis Residences in South Brickell
- The Ritz-Carlton Residences in South Beach
- Casa Cipriani Miami Beach
- Rosewood Residences at The Raleigh
For international brand recognition and a broader potential resale audience, Cipriani, Bentley, Waldorf Astoria and Four Seasons are especially compelling.
Buyers should nevertheless look beyond the name attached to the building. Before purchasing, it is important to evaluate:
- The developer’s experience and financial strength
- Construction status and anticipated delivery
- Floor-plan efficiency and view protection
- Deposit structure and assignment restrictions
- Monthly maintenance and brand-management fees
- Rental policies
- Hotel versus residential-only operation
- The surrounding neighborhood’s future supply
- Potential resale competition within the building
- The long-term agreement between the brand and developer
A strong brand can generate attention and support resale value, but location, architecture, construction quality, management and scarcity remain equally important.
